Colin Beasley FRICS

On a day to day basis, Colin is focused on Graftongate’s programme of speculative and build to suit developments throughout the UK. He is always on the lookout for new land, funding and pre-let opportunities.

Colin has a 30 year track record in commercial property development in both the public and private sector. After Director roles at Kingspark and Prologis he formed Graftongate in 2001 leading to the incorporation of Graftongate Investments with Phil and Henry in 2004.

Outside of work Colin is a keen walker and cyclist. He also has a passion for classic cars, particularly Austin Healey’s and has participated in various classic rally’s most notably the Peking to Paris rally in 2010. Colin is also a passionate supporter of Northampton Saints rugby club.

Henry is experienced across the commercial sector, delivering new development schemes, planning and funding as well as corporate and property strategies.

Henry Angell-James MRICS

Henry is experienced across the commercial sector, delivering new development schemes, planning and funding as well as corporate and property strategies.

Henry joined Graftongate in August 2004, after almost 20 years at leading commercial surveyors, Savills where he headed the Industrial and Business Space team. During this time, Henry also set up the mixed-use development team, was on the commercial board for nine years and the Commercial Executive for 5 years. He was heavily involved in the growth of the overall business worldwide, travelling throughout Europe and Asia and was also based in the USA on a six-month secondment.

Henry farms Jersey cows in his spare time and enjoys country pursuits and The Arts, as well as producing professional theatre shows.

Director

Phil has a penchant for identifying, acquiring and developing key industrial and warehousing sites throughout the UK, regenerating land where required, and delivering bespoke solutions to end users.

Phil Silk MRICS

Phil has a penchant for identifying, acquiring and developing key industrial and warehousing sites throughout the UK, regenerating land where required, and delivering bespoke solutions to end users.

Phil joined Graftongate in November 2004 following four years as Vice President at industrial developer Prologis. For the preceding twelve years, Phil was at Jones Lang LaSalle where he led the Agency team in National Industrial and Development.

Whilst at Prologis, Phil led the southern development team, having responsibility for all acquisitions and development in the South of England.

In his spare time, Phil enjoys salmon fishing, shooting, and rugby.

Jamie Hockaday MRICS

Director

Jamie joined the Graftongate team in 2010 and predominately focuses on business in and around the Midlands. Jamie is based in the Birmingham office and is responsible for a number of joint ventures with land owners and funds, pre-lets and presales to end users and speculative developments.

Jamie Hockaday MRICS

Jamie joined the Graftongate team in 2010 and predominately focuses on business in and around the Midlands. Jamie is based in the Birmingham office and is responsible for a number of joint ventures with land owners and funds, pre-lets and presales to end users and speculative developments.

Previously, Jamie spent 5 years in agency followed by 10 years with developer Wrenbridge, where he was a Director and equity shareholder. In 2008 he established Wrenbridge’s Midlands office, quickly becoming a significant regional force in industrial, office and mixed-use development.

In his spare time, Jamie is a gentleman farmer in Warwickshire with a talent for raising prize Charolais lambs. Further afield, Jamie has a passion for skiing with friends and family.

James Watson MRICS

Director

James joined Graftongate in February 2017, to further strengthen the existing development and asset management business with his strong industrial track record and connections in the UK logistics and warehousing sector. James is actively seeking new funding, asset management and development opportunities.

James Watson MRICS

James joined Graftongate in February 2017, to further strengthen the existing development and asset management business with his strong industrial track record and connections in the UK logistics and warehousing sector. James is actively seeking new funding, asset management and development opportunities.

James has 11 years’ experience in commercial property, having spent more than 4 years with niche investment and agency advisor DTRE (Dowley Turner Real Estate), where he was promoted to Partner in 2016. Prior to that, James was at leading commercial surveyors, Savills in the National Industrial and Development team based in London.

In his spare time, James is a bona fide action man and enjoys nothing more than travelling, flying, sailing, playing tennis and skiing as well as driving sideways (thankfully on race circuits only!) when his talent permits.

Construction Director

Richard has been in commercial development for over 30 years and joined Graftongate in May 2017 to focus on project managing high profile and sizeable industrial developments from assembly and procurement through to delivery.

Richard Smallman

Richard has been in commercial development for over 30 years and joined Graftongate in May 2017 to focus on project managing high profile and sizeable industrial developments from assembly and procurement through to delivery.

Richard began his career at Wilson Bowden Properties in 1985 and stayed there for 10 years before joining Kingspark in 1995 (now Prologis). After 6 years, Richard moved to Rosemound (now Goodman) as Construction Director and became a shareholder in 2003. Prior to joining Graftongtate, Richard most recently worked at Lynton Developments from 2012 – 2017.

Like many of the Graftongate contingent, Richard is an accomplished shooter but also has a keen eye for photography. In his spare time, he likes staying fit and active by going to the gym and also enjoys walking.

Marcus Phayer MRICS

Development Surveyor

Marcus joined Graftongate in January 2017 with a focus on the managing and letting of speculatively built units, the day-to-day management of existing development sites, and the sourcing and appraising of new development and asset management opportunities throughout the UK.

Marcus Phayer MRICS

Marcus joined Graftongate in January 2017 with a focus on the managing and letting of speculatively built units, the day-to-day management of existing development sites, and the sourcing and appraising of new development and asset management opportunities throughout the UK.

Once a commercial agent, Marcus joined from CBRE in Birmingham, 5 years after stepping into the world of commercial property. For the 3 years prior to joining Graftongate Marcus worked in both London and Birmingham with a primary focus on the Midlands industrial and logistics market acting on behalf of owners, occupiers and investors.

Away from work Marcus plays football for the MATRICS West Midlands team and enjoys a round of golf playing off a handicap of 12.
